The Services We Provide:

Bonin Architects & Associates, PLLC provides innovative, sustainable design solutions for many types of construction, specializing in SIP architecture, timber frame design, and energy efficient home plans.  We are happy to design energy efficient homes and light commercial structures utilizing a variety of building methods and green building materials.

Typical architectural & project management fees equaling 8-15% of total construction costs are common. Because we are a small firm, are able to maintain minimal overhead costs and specialize in a particular portion of the architectural and building market, we pass these savings along to our clients. Our typical fees are between 4-7% of total construction costs - a significant savings.

Every design project is unique and we modify our services based on your individual building requirements.  Below are two examples of the most common services requested by our clients.


1.  Design and Construction Management Services:
  Under our Design and Construction Management Services, Bonin Architects & Associates provides detailed construction specifications, construction drawings, coordinates bidding and contract negotiation and provides construction management services, complete architectural services with our industry specific experience, giving you the unique advantage of matching your energy efficient home plans to the manufacturer(s) and general contractor who can craft the home of your dreams. After selecting your builders and manufacturers (for instance a timber frame manufacturer if needed), we manage the manufacturers scheduling and the project construction of your entire project, greatly reducing the amount of time you would have to invest in overseeing your project.

Design and Construction Management Services are inclusive of the following:
  • Client meeting and site review
  • Project outline development
  • Budget review and financing research if applicable
  • Abbreviated specifications & material selections on drawings
  • Construction permit requirements research
  • Design in accordance with state, local, and community requirements (such as the Shoreland Protection Act)
  • Schematic design drawings (house floor plans and elevations)
  • Design meetings and/or conference calls to review project progress
  • Preliminary timber frame design, if required (3D model & timber list generated, frame shop drawings are not produced)
  • Consultant coordination-civil/site engineer, structural engineer, mechanical/electrical, solar, etc.
  • Design development drawings inclusive of: floor plans, elevations, building sections, basement plan, door/window schedule and finish schedule
  • Design development drawings sent to selected manufacturers and contractors
  • Extensive bid comparison and analysis provided
  • Project design and budget review meeting
  • Value engineering options discussed in order to help reduce construction costs if required
  • Manufacturer and/or contractor material and labor contracts reviewed
  • Contract negotiation
  • Proof of insurance from contractors obtained
  • Manufacturer and/or contractor selection and bid award
  • Construction phase coordination. One point of contact (BA&A) for contractor, manufacturers and subcontractor questions during the construction phase through completion of the project
  • Value engineering revisions made if appropriate & required
  • Construction drawings prepared (inclusive of house floor plans, foundation plans, floor framing plans, elevations, building sections, details, window/door schedules)
  • Project abbreviated specifications completed
  • Frame design completed if required (3D model & timber list generated – no timber frame shop drawings produced)
  • Professional seal(s) on final construction documents as required. Architectural seal available for NH, NY, PA, RI, & MA (inquire as to availability of other states)
  • Contractor invoicing reviewed through BA&A utilizing AIA Schedule of Values Forms
  • Delivery schedule reviewed and coordinated
  • Conference calls & email correspondence throughout construction phase through project completion
  • Progress reports with job site updates & photos submitted weekly

Design & Construction Management Fees:

$7.50 per gross square foot of the proposed residence (calculated using only habitable living spaces) with BA&A. The fee is paid in two installments, 50% at the execution of the agreement and the balance due prior to the commencement of the Design development drawings, payable by cash or check.  If unable to complete any phase, upon Client(s) written request, BA&A will return to the Client(s) any unused portion of the established fee.

Construction Management - 3% of total project invoices including contractors, manufacturers, and consultants. This fee includes the Construction drawings and specifications. Copies of all invoices received from contractors and manufacturers will be provided.


2.  Design and Construction Documents Services: 

This is an alternative service g
eared toward the general contractor, builder, timber framer or SIPs (structural insulated panels) manufacturer. This service (applicable for SIP architecture, timber frame design, energy efficient home plans and other building methods) encompasses the schematic design and specifications through construction drawings indicated above but does not include the construction management services.


Design & Construction Documents Fees:

$9.00 per gross square foot of the proposed residence (calculated using only habitable living spaces) with BA&A. The fee is paid in three installments: 33% at the execution of the agreement, 33% due prior to the commencement of the Design Development Phase and the balance due prior to commencement of the Construction Documents Phase, payable by cash or check.  If unable to complete any phase, upon Client(s) written request, BA&A will return to the Client(s) any unused portion of the established fee.

Coordination fees: BA&A fee is a 3% coordination fee added to the consultant(s) or manufacturer’s invoices (for materials purchased and managed through BA&A) and billed separately. Copies of all invoices will be provided.



Travel:


BA&A initial consultation and/or site visit within a 100 mile radius is non-billable.  Initial consultation and/or site visits outside a 100 mile radius will incur billable expenses such as airline tickets, gas expenses, lodging and meals and will be invoiced based on actual costs.  BA&A will submit an itinerary to the Client(s) for approval prior to the visit.  Follow up site visits or client meetings requiring travel outside of BA&A’s office are billed at actual travel costs and invoiced separately.

Communication Methods during the Timber Frame Design & Project Management Process:

Bonin Architects & Associates utilizes many methods of communication during the process of designing your energy efficient home. We endeavor to reduce costs and paper use whenever possible. We discuss design and management topics with you via phone conference calls, email and personal meetings. We use electronic files such as PDF documents, images and 3D image files to convey the design progress.
